Introduction Part 1 Over the past few years a lot of changes have taken place in town centres. This would explain the great contrast in environmental quality between some areas of the centre of Stockton-upon-Tees (and town centres in general), to certain other areas in Stockton. In some town centres for example, changes in land use may have taken place. In the past the land use in town centres was predominantly industrial and residential. But presently, most of the industry and former residents of the CBD's have moved away to the suburbs where the land is cheaper, houses are larger, access is easier (because there is no congestion), and the quality of life is better. This movement from the centre to the suburbs is known as decentralisation.
